Villa Rosmarino is a superb restored farmhouse on two floors, located in the countryside with beautiful country views. It is set in 100 acres of private estate which is perfect for country walks, jogging and trekking. It is a very spacious villa and has been renovated with care and attention to detail. It has been furnished with top quality fixtures and furnishings. The villa is a perfect base, for exploring Siena (20 mins) and Chianti and is within easy reach of Arezzo (40 mins), Florence (1.15hrs) which are all within easy reach. There is a local bar / grocers at 5 mins and a supermarket at 10 mins and 20 mins It is also just 10 mins from hot thermal springs close by which is an invigorating treat at and time of year. Treatments are also available on request (need to be booked in advance).

Not included: Final cleaning €500, heating - metered, extra bed €75 per person per week payable on arrival, baby cot - €75 per week payable on arrival. All extras are subject to local VAT.

Late Check in Charge: Check in after 8pm and up to 10pm - €100 per hr payable on arrival

Local Tourist Tax: €1.50 per day per person over 12 years of age for the first 4 days. Payable in cash on arrival.

Security Deposit: €1,000 (euros) payable in cash on arrival, which is held and refunded on departure



VILLA DESCRIPTION

Villa Rosmarino is a spacious villa, which is perfect for a family group. This pretty farmhouse has been restored using traditional materials throughout. It has been furnished using top quality fixtures and fittings and is very elegant. It is full of character and has large open reception rooms with high ceilings and great natural light. It has wonderful views over the countryside and the vineyard close to the villa.

The property is made up of a main farmhouse with 6 bedrooms and an adjacent barn with 4 bedrooms. All bedrooms have their own bathrooms.


GROUND FLOOR

On the ground floor of the main farmhouse there is an enormous lounge area with brick arches and an open fireplace. There are large glass doors that lead onto a central courtyard / patio that provide lots of natural light. Off the exceptionally large lounge there is a TV room with satellite TV and a DVD player and also ADSL internet access.

The house is in a “U” shape and a corridor leads from the lounge along to a well equipped kitchen, which has a 4 ring electric hob and a large oven, dishwasher, large fridge, freezer, microwave and also an open fireplace and double sink. Downstairs from the kitchen is a laundry room with a washing machine, dryer, drying line. The kitchen leads onto a spacious dining room (seats 22) also with large windows leading onto the patio and also a terrace with outdoor seating for dining al fresco (seats 20). There are pretty views from the terrace over a vineyard and countryside. Also on the ground floor is a downstairs toilet which services the ground floor.


FIRST FLOOR

On the first floor there are 6 bedrooms (4 king size doubles and 2 twins) all with their own bathrooms (5 are en suite and 1 is up a small set of stairs). The bedrooms are off a central hallway. There is a large master bedroom with an entrance hall, separate shower room with toilet and also a bathroom with a hydromassage bathtub. The master bedroom has a wooden four poster bed. Three bedrooms have a mezzanine floor with a double sofa bed and are suitable for a family group with children.


BARN

The adjacent barn has 4 double bedrooms all with en suite bathrooms. One double also has a kitchen corner with a sink, electric oven and a small fridge for preparing drinks / snacks.


OUTDOORS

The villa is set in extensive private grounds.. The large pool with steps in, is set at a short distance from the villa and overlooks the vineyard. The grounds also include a private lake with paddle boats and woodland. The villa has beautiful views over Boutique vineyards and countryside and there is a  picturesuqe hilltop village close by with 2 wonderful medieval castles.  The rental includes use of a tennis court at 5 - 600 mts.
