Bookings are made through UNIQ Villas Ltd. trading as Rent a Villa in Tuscany on behalf of the owner of the property or their agent, at the price advertised. The lead guest - the person who has completed the booking information, thereby acknowledges and accepts the terms and conditions via UNIQ Villas Ltd. trading as Rent a Villa in Tuscany.
It is a condition of your booking that all members of the group booking have comprehensive travel insurance that covers medical needs, cancellation or delays, personal liability including, but not only: theft, injury, and any other requirements based on your country of residence. It is the customer's responsibility to ensure any insurance policy meets their needs and requirements. All members in a group are responsible for having valid documentation for travelling abroad and to check health requirements.

How to Book
Bookings are made directly with UNIQ Villas Ltd. trading as Rent a Villa in Tuscany. Customers choose a property from our web site and submit an availability form. Once dates and availability have been confirmed, the property can be held for 2 days if time is required to book flights. Please contact us if required. Once a booking form has been received, the property will be held for 4 days awaiting receipt of deposit. On payment of the deposit, the booking will be confirmed. If the deposit is not received within the 4 day period we cannot guarantee that the dates will still be available as some properties automatically cancel provisional bookings if no confirmation has been received from us. Please keep us updated as to the type of payment being made, expected time of arrival and if there are any delays, to avoid disappointment. You will be advised of the balance and due date. On receipt of your balance payment, not less than 10 weeks or 12/14 weeks in the case of special terms & conditions before arrival, all details regarding directions, arrival and arrangements for the hand over of keys will be sent out. A voucher will also be included, which should be presented on arrival. If the balance payment is not received on time, the booking will be put on hold, pending cancellation until the balance payment or a written cancellation from the client is received. If a booking is made less than 10 weeks (or 12/14 weeks in the case that Special Terms & Conditions apply) before arrival, full payment is required at the time of booking. Confirmation and all details will be sent to the person in the group making the booking. This person should be over 18 years of age and have the authority from all persons in the group to make the booking. The names of all persons in the group should be listed on the booking form.

Cancellation / Changes by us
If for any unforeseen reason we have to change your booking, we will do our best to offer you alternative accommodation of the same standard and if possible in the same / similar location and wherever possible at the same price. If alternative accommodation is found at a higher price the client will be given the choice of accepting and paying the difference or cancelling . If we have to cancel your booking for reasons beyond our control, we will refund all monies in full. No extra monies will be due. We do not accept liability for travel expenses, alternative accommodation or other expenses that may be incurred.
Late Arrival / Early Departure
No refunds will be due, if the customer is unable to arrive on the expected day due to travel/ personal and/ or any other problem. This also applies in the case of early departure.
Last Minute Bookings
Last minute bookings are payable in full at the time of booking. All last minute bookings are non refundable. If your travel plans change and / or you are unable to take up your booking for any reason after payment has been made, no refunds will be due.
We will send you the booking & payment details for the exact dates you request. We will confirm the dates to the property owner as listed on your booking details and as paid for by you. We cannot confirm any dates that are not pre paid. If you refuse to pay for additional nights required that are extra to those listed on your booking details, before arrival, but decide to stay longer than planned and as originally confirmed with the property owner, they are within their rights to ask you to vacate the property on the date your rental expires and/or (depending on availability) deduct the amount due from the security deposit or charge your credit card. If the amount due exceeds the security deposit, customers will be liable to pay the difference.
Check in/out times at your accommodation
Your rental starts at the time indicated for check in and no earlier. Check in/out times will be indicated on your final arrival details as well as on the web page. These times are set by owners in order that they can best accommodate both arriving and departing guests and to allow sufficient time to clean and prepare for your arrival. If you require an earlier arrival time than indicated, due to flight times/ any other reason, please ask in advance and we will see if it is possible. We cannot guarantee that early arrival will be possible. Owners reserve the right to refuse entry if you arrive earlier than indicated, without any prior warning. Accommodation needs to be vacated at the indicated time to allow staff to clean for the following guests. If you don't vacate a property by the allocated time an extra charge may be applicable. Please plan your trip accordingly or make additional arrangements if your flight times do not match up with the time you need to check in / vacate the property. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for guests not being allowed entry if arriving or departing outwith the designated times indicated, without prior warning and without prior agreement with the owner and/ or for any late check out charges that may be applicable.
Arrival Details & Key Holder Information
On receipt of your balance payment or in the case of full payment on booking, you will be sent full arrival details including directions, key holder information. Please read any information sent carefully and make sure you have all the details you require for your trip before departing. Please note we can resend the arrival details if you don't receive / lose / can’t find them any longer - just get in touch well before your departure. If you contact us late evening the day before your departure or en route this may make it difficult or impossible for us to resend or communicate the details to you. If you are the lead guest who has booked and have other guests travelling separately, it is essential that you forward / send them both the arrival voucher and the full arrival details and directions so they have them before their trip. As the lead person booking, it is your responsibility to make sure other guests have full details before arrival. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible if you arrive in Italy without your arrival details. If you do leave home without them, we will try our best to help you, at any time. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible if you are unable to find your accommodation because you have failed to print out and take the details with you.
Most properties require the payment of a security deposit. This is always payable in cash (Euros) on arrival unless stated otherwise. It will be held and refunded to you on departure, unless stated otherwise. The majority of private villas do not have facilities to accept credit card payments, so please have the required amount in cash ready at check in. A few (where listed) can accept credit cards. Some properties (where listed) will hold credit card details instead, with the option to pay any monies due at the end of your stay, in cash.
Some luxury properties require the security deposit paid along with the balance payment of the rental. The security deposit is held and refunded either on departure or after 14 days (depending on the property). In the rare event of damage or large breakages, that are not considered normal wear and tear, the customer will be liable and the owner will deduct the cost from the deposit. This is at the discretion of the owner. Where the damage done exceeds the amount of the security deposit, customers will be liable to pay the difference to cover any damage incurred in full. UNIQ Villas Ltd. t/a Rent a Villa in Tuscany cannot be held responsible for any damage incurred by the client at any property rented by us.
Please note that it is the client's responsibility to organise and plan for the payment of the security deposit, either due in advance or on arrival. If customers refuse to pay the security deposit or haven't organised the correct amount payable in cash, the owner is within their rights to refuse entry to the property until this is paid. This is entirely at the discretion of each owner. If an owner refuses entry to the property for non payment of a security deposit due on arrival and you are unable to take up your booking for this reason, no refund will be due. We invite you to contact us immediately if you have any problems at check in, for any reason, in order to help resolve any issues you may have. Depending on the problem, we will endeavour to help whenever we can, but you must contact us immediately and give us an informed account of the situation. If you can't take up your booking, for any reason, on day of check in, we strongly advise you to stay in the local area until a resolution is found and you are able to take up the remainder of your stay. UNIQ Villas Ltd. t/a Rent a Villa in Tuscany is not liable for any extra accommodation that you may require in order to stay in the local area to enable you to resolve any difficulties you have at check in. UNIQ Villas Ltd. t/a Rent a Villa in Tuscany cannot be held responsible for clients being refused admittance to a property because of the non payment of a security deposit and/or any other services that may be due on arrival by you.
On departure, guests are kindly asked to leave their accommodation in a clean, orderly condition. All rubbish is to be disposed of in the proper manner and the kitchen area is to be left clean and tidy. If the apartment / villa requires additional cleaning, it is at the discretion of the owner to make an additional charge and deduct this from the security deposit paid. This also applies to properties where final cleaning is payable on location direct to the owner. Any unpaid bills will also be deducted from the security deposit.
Extra services at Villas provided locally
Any extra services rendered at villas and payable locally need to be paid for in cash before departure. It is the responsibility of the customer to ensure that they have enough cash to pay for any extra services provided, at their request, at the villa. The local currency is EUROS, therefore US Dollars and/or any other foreign currency, will not be acceptable for payment of local services rendered, including but not only; cook service, maid service and any other service provided, which isn't included in the rental. Some properties may charge at the end of each service or weekly. This will be detailed/ requested at the property. All bills for any extra services provided at the property MUST be paid in full in EUROS before departure.
Where a first grocery shop is available, the cost of both the service (if applicable ) and the actual cost of the food is payable is cash on arrival. Please note, that some properties have a service charge for grocery shopping. Please have enough cash with you to pay this based on the amount of groceries you requested. A first grocery shop is intended as starter groceries and / or groceries to tide you over for the first 2 days, not a full week's shop. Please note that the majority of villas do not have facilities to accept a credit card payment and all costs MUST be paid in cash.
Respect for Owners Property
The owner should be advised of any breakages immediately. Please do not take away any items from the property at the end of your stay, they do not belong to you. Any items missing will be considered as theft. Please treat your accommodation / owners / fixtures and fittings with respect. Guests will be liable for any illicit damage and this will be charged for. If guests' behaviour is found to be unacceptable, owners have the right to terminate the rental immediately, no refund will be due. Guests are kindly asked to abide by any rules and regulations set out by the property. Rules and regulations are set out for everyone and help with the management and running of a property. Please kindly abide by them and please be considerate of others. Guests should also be considerate of any neighbours. Any inappropriate behaviour or excessive noise, which causes a disturbance, is not acceptable and it is at the discretion of the owner to terminate a booking due to excessive behaviour and no refund will be due.
Items, equipment, interiors/exteriors at the property
Guests are requested not to tamper with any materials / equipment at the property used for maintenance, pool maintenance (including robots for pool cleaning and/or chemicals), any equipment or vehicles or items belonging to the property owner, which are in the vicinity of the villa or in cupboards or lockers etc. Children must be supervised at properties at all times and should not be allowed to play with any items/ equipment belonging to the owner. Apart from being dangerous in some cases, if these items are not used in the correct manner they may be damaged and any damage will be charged for. Any damage will be deducted from the security deposit paid. Where the damage exceeds the amount of the security deposit then guests will be liable for the full amount due.
Guests are responsible for any children in the group at all times and should make sure they do not deface interiors/ exteriors including pool terraces during their stay eg. with crayons, colours, paints of any kind and/ or any other material. The cost of any extra cleaning required and/or repairs/ damage/ replacement of any items damaged including furniture, will be charged for and will be deducted from the security deposit paid. Where the damage exceeds the amount of the security deposit then guests will be liable for the full amount due.
Villa cleaning, where included, is cleaning organised and fixed by the owner in order to maintain the property and keep it in a clean and orderly state and /or in order to change linen & towels. The hours, staff and cleaning that takes place is fixed by the owner and the staff have fixed duties to perform during the hours of cleaning. Cleaning may, but not necessarily, include some / part of/ all of the following: bed making, general tidying, changing of linen and/or towels, (where applicable), general cleaning. This will depend on the number of hours and what tasks the owner has detailed them to do.
These tasks do not include picking up and tidying of personal clothing, food, items left around the house, personal laundry, shopping, clearing tables, loading/unloading dishwashers, washing dishes. Cleaning that is fixed and completed for the owner is not negotiable and cannot be changed and/ or cancelled or refused. By completing the booking form and where applicable customers agree to accept the cleaning included as detailed and to allow any maid/s access to the property in order to complete their work.
If a customer would like additional cleaning, they should contact us as far in advance as possible so we can book in additional hours and agree times and tasks required. Hours and times agreed will depend on the maid/s availability at the time of booking. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible if your preferred hours are not available. All extra hours of cleaning over and above any hours included in the rental are payable in full, by the customer before departure unless agreed otherwise. Where these services are required to be paid in cash it is the responsibility of the customer to organise and pay in cash. Please note that the majority of villas do not have facilities to accept a credit card payment so local services rendered, MUST be paid in cash.
Please note, not all villas include a cleaning / maid service. Where no maid service is included in the rental, it can normally be organised on request and will depend on the maid/s availability at the time of booking. All hours of cleaning are payable in full by the customer before departure unless agreed otherwise. The owner is within their rights to deduct any unpaid bills from the security deposit being held.
Standard of Accommodation
We believe we have represented all the properties that appear on the web site accurately. The properties available for rent are not graded in the conventional way. However, they are all of a high standard of cleanliness, comfort and furnishing. However, UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any changes made by the owner since our last visit/update and which we have not been made aware of. Some of the properties are in the heart of the countryside and/or working farms. Therefore, there may be some farm animals (chickens, horses) and owner's pets. If this is problematic please ask before booking.
Self Catering Accommodation
Most of our villas and apartments are self catering accommodation. In general, items such as toilet rolls, cleaning items, detergents, etc. are not included in the rental price (unless otherwise stated). A few property owners do include starter packs / amounts of basic items. However, this is entirely at the discretion of each individual owner. Once these are finished guests should shop for them.
Luxury villas do often include basic household items. Many of our luxury villas are also staffed - please check the web page for details of staff included in the rental, where applicable.
Occupancy / Number of guests
The total number of guests at a property MUST include all children and babies. You must clearly inform us of the final number of guests before arrival. The capacity of each property has been decided by the owner according to the size of the apartment/villa and facilities at the property and/ or according to local regulations. The maximum number of guests is stated on each web page, if you are unsure for any reason, please check on booking. We would ask customers to state clearly, when booking, the final number of all guests who will be arriving. If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. We reserve the right to refuse extra guests if the number exceeds the maximum capacity of any given property, after a booking has been made. No additional guests may be added after booking unless we have been advised in advance and have agreed it with the owner. If extra guests arrive at the property on/after the check in unexpectedly, the owner is within his rights to turn the guests away or make an additional charge and/or in some cases a penalty may apply. Tents, camper vans and/or any other form of camping are strictly forbidden at any of the properties.
Registration of Guests
On arrival guests will be asked for their passports or identity cards, so that the owner/management can register guests in accordance with local regulations. Guests are kindly asked to supply the relevant documents , even in the case of a late arrival. Some properties may require information before arrival. If pre registration details are required, we will inform you before arrival. These details are required by law.
Customers who require Visas
We invite any client who requires a visa in order to travel, to check current regulations and requirements with the appropriate Embassy before booking their accommodation / holiday. It is the customer's responsibility to check all/ any requirements relevant to them/their group. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any cancellation and/or changes to travel plans due to non provision or refusal of Visas. No refunds will be due. No refunds will be due, if a customer has to arrive earlier / later that the due date because of travel /visa restrictions. If customers require a letter of invitation for a Visa application, they are kindly asked to request this at the appropriate time prior to travelling and need to provide full details of the people making the Visa application. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for non provision / refusal of Visas. No refunds for villa bookings will be applicable due to non provision / refusal of any Visa applications after booking.
Special Events / Weddings
Customers intending to hold a special event or wedding at any of our properties MUST inform us prior to booking with the approx. number of guests attending. Please note not all our properties accept events and/or weddings, where the number of guests attending, exceeds the capacity of the villa. Some properties apply an extra charge. Security deposits may also be higher in the case of an event being held at the property. Please note, UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for cancellation of your booking and/or non acceptance of your event if we are not informed of your plans prior to booking. Each property owner must be informed and acceptance given for any events planned at their property. No refunds will be due in the case of you cancelling a confirmed booking because an event cannot be held at any given property, where you have failed to inform us of your plans prior to booking. No extra monies will be due. We do not accept liability for travel expenses, alternative accommodation or other expenses that may be incurred.
Swimming pools are generally in use between beg/mid May - end September. Pools are not usually heated (unless otherwise stated) and opening / closure is dependent on each individual owner and also on the weather. If a pool is important during your stay please check with us on booking as to the opening / closure dates for the particular property booked. Opening / closure is not under our control as it is the decision of each property owner and UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for their decision.
Use of a swimming pool is strictly at your own risk and children should be supervised at all times.
By completing the booking form customers agree to allow staff /pool maintenance personnel access to the property in order to complete their work. Customers should not interfere with the maintenance process or tell staff to come back at another time. This will interfere with the smooth running and possibly the water quality of the pool. No refunds will be considered where a customer has instructed staff not to add chlorine/ appropriate materials at any time and/or have refused staff access to the property to complete their work. Customers are not allowed to tamper with pool maintenance equipment and/or chemicals and are not allowed to add chlorine to the pool themselves. If any incident /accident or damage to owner's property or to persons occurs because customers have tampered with pool chemicals and/ or have added chlorine themselves UNIQ Villas Ltd. trading as Rent a Villa in Tuscany nor the owner can be held responsible. In the case of any damage incurred by owners, customers will be liable for this and the amount will be deducted from the security deposit. Where the damage done exceeds the amount of the security deposit, customers will be liable to pay the difference to cover any damage incurred in full. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any damage incurred by the client at any property rented.
Washing Machines / Laundry Facilities
Most large villas and farmhouses have a washing machine or a laundry room in the house itself. Most rental properties, which are split into apartments do not have washing machines inside each apartment. Many of the properties have a communal laundry room where there is the use of a washing machine. This is normally charged for to cover costs. As charges vary and may change from year to year, please ask reception or the owner on arrival. Some washing machines may work by inserting a token and these will be available at the property. Charges made for these facilities are set by the owner and not by ourselves. If you want to check on costs or laundry facilities available at a particular property please ask on / or before booking. The working / running of these facilities are the responsibility of each owner and UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for the functioning or for the cost of these facilities. These facilities are supplied as extra by each owner and any customer who requires the use of these facilities will be charged accordingly. Please do not place wet washing on any inside furniture or leave dripping in rooms. Wet washing will damage inside furniture and floors. Any damage caused will be charged for. Properties have drying racks available or outside lines and many provide a laundry service on request.
Internet connection is available at most of our properties. Not all properties have internet access and not all properties that provide an internet access have a WI FI connection. If this is important to you, please ask us before booking. Provision of internet services are at the discretion of each owner and is not the responsibility of UNIQ Villas Ltd. trading as Rent a Villa in Tuscany. Where an internet connection is available, guests' laptops need to be configured correctly to enable them to connect before arrival. If they need technical assistance on arrival this service is not included in the rental and will be charged for. If guests require additional hardware to be able to connect due to the non compatibility of their own personal laptop, the owner cannot be held liable for any costs incurred. All costs either for technical assistance or additional hardware required for personal computers, are to be paid for by the customer. Please note, UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any disruption to internet services that may occur locally for any reason. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for the quality of the internet signal and/ or the fact that it is a cable connection rather than a WI FI connection. It is the client's responsibility to ensure that they have the correct type of connection that meets their needs.
Heating costs are normally metered and payable on/before departure, unless otherwise stated. Heating may be required from end September to approx. mid April depending on local weather conditions. Local start/ end dates may apply in some areas for heating.
Utilities ie, water, gas, electricity are often included. At some of our properties utilities are not included. These will be metered and are payable before departure. All bills are to be paid before you leave. In the case that any bills are left unpaid, these will be deducted from any security deposit being held. At some of our properties guests will be asked to sign a form locally guaranteeing to pay utilities before departure and meter readings will be taken on arrival and also on departure UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any disruption to supplies of locally provided utilities or services at any of our properties.
Not all of our properties have air conditioning. If air con is a priority for your group, check the web page for details and/or please ask before booking. If you would find the heat during the normally, hot months of July and August uncomfortable, consider booking cooler months earlier or later in the year. Please note that unless otherwise stated, air conditioning is metered and payable on/ before departure (see individual villa web pages for details on inclusions and extra costs).
Screens are not always fitted as standard at most properties and some historic buildings are not allowed to install them by law. If this is important, please check before booking.
Clients are responsible for their own travel plans depending on the needs of their group and their itinerary. We are available at any time for advice, help, hints, tips, whenever possible and if it is within our expertise to provide the requested information. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany reserve the right to refuse to provide advice, if we do not feel we are qualified to do so. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany do not accept responsibility for any problems you may have with any travel plans booked by you. No refunds will be due if you are unable to reach / use your accommodation because of problems with any of the travel plans booked by you. No refunds will be due and/ or claims accepted if you haven't consulted us before arrival if you are unsure of facilities and /or services at the accommodation you have booked. No refunds will be due or claims accepted if you have failed to plan for a car /vehicle hire during your stay. No refunds will be due and/ or claims accepted if you fail to check with us if car hire is required during your stay.
The majority of our villas are in the countryside. We highly recommend guests have a vehicle at their disposal during their stay. We consider a car essential at all/any of our out of town properties. It is the client's responsibility to check if any changes / additions /amendments or special paperwork is required to their driving license to allow them to drive abroad. When hiring a car / vehicle, we recommend pick up and drop off at an airport as local offices close from Sat lunchtime over weekends and are only open office hours. We recommend double checking opening hours if booking with pick up at a local office. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible if guests have not pre planned their trip and organised a hire vehicle during their stay. It is the customers responsibility to organise their trip and pre book any form of transport required in plenty of time. Also please check the suitability of certain types of vehicles with us, before you book your vehicle eg. sports cars and /or large buses as some of our properties have limitations on the size of vehicle that are able to access the property and/or some are accessed via track roads unsuitable for sports cars and / or low lying vehicles.
Local Tourist Tax/ City Tax
Most councils have introduced local tourist taxes. These taxes are paid locally on arrival and require to be paid in cash. The taxes are set and collected by the local council. Owners / receptionists collect them on behalf of the council. These taxes are liable to change yearly and/ or to be introduced by town councils that have not as yet introduced it. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible if we have not been informed of them and/or they have been introduced very recently and we have not had time to update our information to you. We will try our best at all times to inform you of any local changes before your trip, but if we are unable to do this for any reason, the taxes will still apply and still be due in cash, direct to the property on arrival. Please note, that any local taxes applicable are completely outwith our and property owners control and are set and collected by local governing bodies.
Accidents, Injury or Theft
UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any accident or injury whilst on holiday. As part of these booking terms and conditions all customers must take out adequate travel insurance to cover health care, cancellation, travel, accident and injury, etc. European residents are advised to obtain an E1.11 now available in card form. This entitles the holder to benefit from reciprocal health agreements, which exist between certain European countries. Please note, that this does not substitute travel insurance in any way and does not cover emergency repatriation if required.
Valuables are taken to/ left at a property at your own risk.UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for the theft of any personal belongings whilst on holiday. Guests are advised to close all doors and windows and shutters where available (even in isolated, country locations) when leaving the property and make use of safes for valuables, where supplied. Guests are invited to familiarise yourself with any local recommendations and follow advise from owners/ staff. We also invite guests to familiarise themselves with alarms and make use of them, where available. In the rare event of theft, please contact villa staff immediately. If you need any further/ additional help, get in touch with us straight away.
As part of these booking terms and conditions all customers must take out adequate travel insurance to cover loss/ damage /theft of personal belongings while on holiday.
In the rare event of a problem or complaint, customers should immediately contact the villa owner/ representative/ manager. All of our owners will do their very best to resolve any problems, which might crop up regarding your accommodation. But in the event of difficulty, UNIQ Villas Ltd. trading as Rent a Villa in Tuscany should be contacted immediately (within 24 hrs), so that we can help resolve the situation for you as quickly as possible. Problems or complaints can only be dealt with once we hear from you. Problems or complaints received at the end of a holiday will not be taken into consideration and no refund will be due. Each complaint received during your stay will be assessed individually. Problems and complaints need to be provided by the lead guest who made the booking. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any disruption to supplies of locally provided utilities and/or any other services at any of our properties. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany also cannot accept any liability for for any act/s or omission/s of the owner or anyone representing or employed by, the owner or any shortcomings or defects with or in any property as all properties are within the sole control of the owners.
Right to Repair
The customer MUST provide immediate detailed notice to the property owner and/ or Villa Manager of any damage or disrepair to/or affecting the property they have rented. If such damage or disrepair is not the result of the action or inaction of the customer and if such damage or disrepair interferes with the use of the premises, the property owner/ management shall have a reasonable period of up to 48 hours to replace and/or repair the same without any refund being due. If no notice is provided or received during the rental period and is only communicated to us after departure, the fault/ damage will not be considered and no refund will be due.
In the rare event of damage or large breakages caused by the customer, that are not considered normal wear and tear, the customer will be liable and the owner will deduct the cost from the deposit. This is at the discretion of the owner. Where the damage done exceeds the amount of the security deposit, customers will be liable to pay the difference to cover any damage incurred in full. UNIQ Villas Ltd. t/a Rent a Villa in Tuscany cannot be held responsible for any damage incurred by the client at any property rented through us.
Right to Farm
Many of our properties are located in the countryside. A few may be part of either a larger estate and/or country farm and/ or be surrounded or by farmland or be located close to farmland. Owners and their neighbours have a right to farm their land.
UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible for any inconvenience caused due to owners and / or neighbours farming their land.
UNIQ Villas Ltd t/a Rent a Villa in Tuscany or any of its owners/suppliers do not accept responsibility for a cancellation, curtailment, disruption of a booking due to Force Majeur including: War, riots, civil strife, terrorist activity, industrial disputes, natural disaster, nuclear disaster, fire, adverse weather conditions, epidemic, pandemic, water level changes and all other similar events outside of our control. Guests must take out adequate travel insurance to cover the above mentioned situations and a claim should be made via their insurance company.
The owner reserves the right to visit the property at any time by giving prior notice.
All our properties are strictly no smoking.
Guests are not allowed to smoke inside the property. Smoking is strictly forbidden in beds and any damage found will be charged to the customer. Please note smoking in bed is a fire hazard and is dangerous.
The villas/properties offered on this website are available to be purchased separately as well as together. The price charged in total for any booking of more than one element will always equal the prices charged separately for each individual element. This means that any multiple bookings do not constitute a package as defined in the Package Travel, Package Holidays and Package Tours Regulations 1992.
Limitation of Liability - Covid 19
UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held liable for any refunds, compensation, costs, expenses and/or other losses of any kind incurred by you (including the cost of medical treatment), in the following circumstances:
Before or on departure
1. If you or anyone in your party, test positive for Covid 19 and/or have come into contact with someone who has tested positive and you are required to quarantine/self isolate for a set period of time.
2. You fail any tests, checks, or other measures imposed by a supplier, airline, port or airport, border control authority or other government body or local authority or fail to submit for testing or assessment when requested to do so and as a consequence you are denied entry to board a flight, entry to your destination, access to the services or you are otherwise unable to proceed with the holiday or a portion of your holiday.
During your holiday
If you or anyone in your group either tests positive for Covid 19 or comes into contact with someone who has tested positive for Covid 19 during your holiday and you/they are required to quarantine/self isolate UNIQ Villas Ltd. trading as Rent a Villa in Tuscany will not be responsible for covering the cost of any early departure, missed/cancelled transport arrangements, cancellation of any extra services, additional accommodation requirements and/or any other associated costs incurred by you.
It is a condition of your booking that all members of the group are required to have adequate travel insurance to cover all/any of the above mentioned situations. It is the customer's responsibility to ensure any insurance policy meets their needs and requirements.
Compliance with International and/or National Covid requirements/regulations
By agreeing to our Terms and Conditions and placing a booking with us, you also agree to comply in full with any entry requirements into Italy. It is the customer's responsibility to check entry requirements well in advance of travel and to make sure they comply in full and have completed any requirements in plenty of time. We cannot be held responsible if you cannot take up your booking because of non compliance and/or non completion of the neccessary requirements in time, to enable you to travel. UNIQ Villas Ltd. trading as Rent a Villa in Tuscany cannot be held responsible if you either refuse and/or or do not meet the entry requirements set out by either the Italian government and/or your country of residence. No refunds will be made and bookings cannot be moved up and/or a credit voucher issued, in this case.
You also agree to adhere to any local guidance and/ or requirements in place due to Covid 19. This may include, but is not limited to, use of face masks when required/instructed, hand sanitisation, social distancing, maximum number restrictions, limits and/or restrictions of certain services, any other restrictions/regulations currently in place at the time of your stay. These measures are put in place in line with local guidance both for your safety and the safety of others.
Changes to our Terms & Conditions
We reserve the right to update / change our Terms & Conditions at any time without prior warning. All changes will be updated to this online page and these terms and conditions will be considered valid at all times. Guests should refer to this page for any recent updates/ changes.
By completing and submitting our online booking form you agree to the above terms and conditions. Please note, that should a dispute be taken to court, Scottish law will be used as the basis for deciding the dispute and the law courts in Edinburgh will have jurisdiction.
