Villa Vistamare is a modern style villa right on the seafront with fabulous sea views. It is located on the Tuscan coast south of Livorno and just outside the town of Castiglioncello (1.6kms). Villa Vistamare is within walking distance to a beach club and restaurant just along the road (300 mts). The villa has direct, private access to the sea along a path from the garden. Access to the sea is from the rocks. There is a small sandy beach at Castiglioncello and other towns along the coast.

GROUND FLOOR

The main entrance is into a long, very spacious L shaped living room with a dining table at one end. There is a semi circular picture window which has open sea views. The Villa Vistamare living room opens onto a terrace, where you can enjoy views towards the islands of Elba and Corsica.

FIRST FLOOR

Stairs from the living room lead up to the first floor. There are 4 bedrooms and 2 bathrooms on this floor. There are 3 double bedrooms; one has a private terrace and 2 have sea views. There is a twin bedroom with access to a terrace also with sea views. Off a central hallway there are 2 bathrooms with showers. Stairs lead up to the roof where there is a large terrace that is furnished with outdoor furniture. There are panoramic sea views from the roof terrace.

LOWER FLOOR

On the lower floor there is a spacious dining room with a table and chairs for up to 12/13 guests and there are large glass doors onto the terrace where there is outdoor dining. There is also a decking area and a circular pool. Also on this floor there is a well equipped kitchen and pantry. The kitchen has a 5 ring gas hob, oven, double sink, dish washer. The adjacent pantry also has a large fridge, a separate chest freezer, cupboards and a dishwasher. Accessed from outdoors there is a laundry room with a sink and a washing machine. Drying racks are also supplied. There are also 2 bedrooms, 1 is a double and the other is a twin bedroom, which also has a small kitchenette area. There is 1 bathroom off the hall which has a shower.

OUTDOORS

The villa has a terraced garden on different levels. The pool and decking are on the same level as the kitchen and dining room. There are terraces / balconies on each floor as well as a spacious furnished roof terrace. All have panoramic sea views. There is a path that leads down from the garden to the rocks and gives access to the sea. There is an outdoor stair that leads from the kitchen door up to the garage.
