 Villa Cipressi is a beautifully restored, spacious barn on two floors next door to the main family VIlla. It has lovely decor and furnishings, which are a mix of elegant and rustic. Villa Niccolai is also only 40 km along the main “Pisa Nord” motorway from the sea, where there are wonderful long stretches of free, unspoilt beaches at Migliorino.It is a great base for exploring the city of Lucca, the Tuscan coast and the mountain area around Barga and Garfagnana . It is also within easy reach of Florencea and Pisa.  Villa Cipressi is a beautiful house on two floors and has many traditional features typical of Tuscan barns such as the criss-cross detailing on the outside walls and large arched doorways. These features have been used to create a beautiful barn conversion, combining many unique original features including chestnut beams, tiny peephole windows and main rooms full of light from large arched French windows.The ground floor is exceptionally spacious and is open plan with several interconnecting rooms that all open onto the patio or garden. The owner has decorated and furnished the house with top quality fixtures and fittings and some lovely antique pieces. The interior décor is very tasteful and reflects the style of the house with a mix of both country style as well as more elegant features such as beautiful glass chandeliers.

 Ground floor: The main entrance is into a living room with open fireplace, high ceiling, satellite TV and a first floor gallery.It has a very spacious kitchen/dining room with hob, oven, fridge/freezer and dishwasher and a large French window to the pati. Also on the ground floor is a second lounge with open fireplace, pretty glass chandelier and arched window to the garden. There is one bathroom with bath and shower and one double bedroom with French windows onto the garden. Being on the ground floor it is also suitable for disabled persons.

First floor: There are 2 twin bedrooms and 2 double bedrooms. One with a pretty four poster bed and the other with a beautiful antique bed. All are beautifully furnished and overlook the garden.


There is a first floor gallery with a study and two comfortable single sofa beds overlooking one of the living rooms for extar guests. On the first floor there are 3 bathrooms with showers. One of the bathrooms is suitable for small children as the wash hand basins are at a lower level. There is also an upstairs hall with a washing machine and laundry area.
The large patio to one side of the house and accessed from the kitchen gives a wonderful outside space for dining “al fresco”. The patio has outside garden furniture. It looks onto the very large mature garden and down to the pool.The garden provides a good amount of shade in hot weather as there are several large mature trees and the pool is at the far end of the garden and is furnished with sun loungers and other garden chairs. At the bottom end of the garden there is a large open area of garden that can be used for mini football.
