Villa Fortezza dates back to the 13th and 14th century when the oldest part of the building was used as a watch tower. Villa Fortezza has been restored with care in order to restore and keep many of the original features including a tiny internal courtyard. Villa Fortezza has an adjacent barn, which can be rented together with the main villa and provides additional accommodation for a further 4 guests. The installation of geothermic water heating, under floor cooling in summer and heating in winter provides an eco friendly, energy saving way of providing modern comforts with very low environmental impact. The location of Villa Fortezza is superb as it is a short drive into the local town of San Donato in Collina (2-3kms) and within very easy reach of Florence (20–25 mins).

Prices include: Electricity, water, gas, under floor cooling in summer, under floor heating in Winter, WI FI internet, linen + bathroom towels + pool towels (changed Wed + Sat), 4 hours daily cleaning (2 cleaners x 2 hours) x 6 days per week, wood for bbq.

Not included: Private use of spa with Jacuzzi - €1,000 per week + €100 final cleaning (booked on first come first served basis) with sauna & gym equipment, cook €100 (dinner + cost of food, Villa final cleaning – €400, Villa + Barn final cleaning - €500

Local Tourist Tax: included in the rental

Security deposit: €1,000 payable in cash on arrival and refunded on departure.

MAIN VILLA

GROUND FLOOR

The main entrance leads in to a hallway and there are a few steps down into a truly enormous lounge area that can also double as a meeting room if required. There are sofas and a flat screen satellite TV. The room has stone wall features and an impressive beamed ceiling and tapestries decorate the walls. There is also a wood stove. There are a few steps down into a large dining room with modern inset fireplace. The dining room opens onto a patio where there is outdoor furniture for dining “al fresco”. The patio also has a stone BBQ area. Off the dining room is a modern, well equipped kitchen in stainless steel with a 5 ring electric hob and grill, dishwasher, microwave, large oven, US style large fridge, American coffee maker, Italian coffee maker, toaster etc. There is also a laundry room with a washing machine and ironing equipment and a bathroom with shower. Going up a few stairs and at the entrance level there is a small dining room with service hatch to the kitchen. Close by there is a further dining room, this time more formal and with a pretty open fireplace. The villa features a tiny original courtyard in the centre and the original well (covered). There is also a ground floor toilet. Up a few steps is a lovely suite with lounge area and flat screen satellite TV, which leads to a double bedroom and en suite bathroom with tub.

FIRST FLOOR

On the first floor there are 3 double bedrooms (can be made twins) and a single bedroom. All the double bedrooms have en suite bathrooms; 2 have bathtubs and the other has a walk in shower. The single bedroom has a bathroom with shower just long the hall. There is also a pretty lounge area with a wood stove and a flat screen TV.

TOWER ROOM

Steps lead up from the first floor lounge to a spacious master bedroom in the original tower. This bedroom has an en suite bathroom with walk in shower.

BARN - SLEEPS 4

The pretty barn next door has a lounge with a flat screen TV and a wood stove. There is also a kitchen corner, which has a double sink, 2 ring electric hob, large fridge, dishwasher. There are 2 double bedrooms (one can be made a twin) Both rooms have their own bathroom (one has a bathtub, the other a shower), one has an en suite.

OUTDOORS

There are a variety of garden areas around the villa. At the main entrance there is an aromatic garden with an old olive tree and pretty willow circular seat around it. To the rear there is a patio equipped with a BBQ area that leads onto an olive grove and the pool. The private infinity pool (6 x 12 mts) is located on a terrace next to the villa. It comes equipped with a safety fence if there are toddlers in the group (please request on booking) . There are lovely views from the garden and pool.


SPA/FITNESS

There is a private spa located in a building at a short distance from the villa. It has a relaxation area equipped with items for making drinks. There is a Jacuzzi, sauna and a marble bathroom with shower as well as an area equipped with fitness machines; cycling machine, running machine etc The spa can be booked for private use during your stay. It is booked on a first come first served basis with the adjacent villa close by. Whoever requests it first can reserve it - charged extra.


Villa Fortezza is a unique property for the more discerning traveller. For large groups it can be rented together with a sister villa  (Villa Leo) next door. Both villas sleep up to 30 guests.
