The villa enjoys the tranquility of the Tuscan countryside but is just 6 km from the nearest town of Empoli and within easy reach of main roads and a station, making it an excellent base for exploring Tuscany.

The property is made up of two adjacent buildings  providing a total of 550 m² of living space and can accommodate up to 16 guests.

DUCHESSA 1

Entering the villa you find yourself in an open plan dining area on the right, which seats 10 guests. It has a beautiful view, looking out over a portico. Next to the dining area there is a lounge area with fireplace, a sofa, 2 armchairs and a Smart TV. This leads into the Winter lounge, which looks out onto the grounds and portico. From this room there is a service bathroom, (spacious but with no shower or bath). To the left of the entrance there is a study with desk and copying machine, as well as 2 double divan beds. Proceeding along the corridor, on the right there is a laundry, with washing machine and dryer. On the left, there is a kitchen with a table seating 6,  fridge, ice maker, dishwasher etc.

First Floor
A staircase leads to the first floor, to the right there is a double bedroom with single divan bed. Continuing on the right there is the master bedroom which includes a single puff bed, and panoramic views overlooking the valley, a built-in wardrobe, bathroom with two basins and shower. On the other side of the corridor there is another double bedroom with another single divan bed and views looking out over the terrace. On the same side of the corridor there is a small bedroom with a bunk bed and another bedroom with two single beds and an ensuite bathroom with shower. On the same floor there is a large bathroom,(shared by the three bedrooms, with a bath and a shower).

Entering the villa there is a corridor, which leads to various rooms. The first, on the right, is the master bedroom with ensuite bathroom with shower and two basins.The bedroom faces onto a furnished terrace, which surrounds three sides of the house. On the left, there is another double bedroom, a bathroom and a bedroom with bunk beds. Continuing along the corridor we come to a living area with two four seated divans tables, Smart tv and this leads on to a lounge room with fireplace and access onto a well equipped terrace. This lounge has a dining table seating 16 guests and a well- equipped kitchen and laundry and a bathroom with shower. The panoramic terrace has tables which can seat up to 20 people, small lounges with divans, chaise- long, armchairs and umbrellas.

The property is set in large grounds with panoramic views over the Tuscan countryside It also has a well-equipped area for relaxing and bathing. The area is equipped with a private pool (10x5mtrs), an outside shower, ping pong table, pool furniture and umbrellas. There is also a dining area for an end of the day cool drink or a glass of wine. There is also a patio with BBQ. For alfresco dining there is a well equipped veranda overlooking the surrounding countryside.
