The house is accessed by a private entrance gate at the beginning of the estate and then by quiet private roads within the estate. The house is located very close to the beach and is shaded by a pretty, pine wood. It is just 50 mts from a fabulous, long sandy beaches accessed down a lane adjacent to the house.

Ground Floor
On the ground floor there is a spacious living room / dining room. Off the living room is a central hallway leading to the other rooms on the ground floor. Along the hall there is a kitchen with hob, oven, dishwasher, microwave and washing machine and a glass door to the rear patio. Also on the ground floor is one twin bedroom with a bathroom with bath and shower attachment, one single bedroom with a bathroom with shower, one double bedroom with a bathroom with bath and shower attachment. To the rear of the house there is also an outside shower to wash off sand from the beach.

First Floor
Outside stairs to the side of the house lead up to the top floor where there is a roof terrace and an additional spacious bedroom with parquet flooring and en suite marble bathroom. As this is a very large bedroom there are also 2 single beds to the other end of the room. Large picture windows open onto the terrace overlooking the garden.

The garden is fenced off and has its own entrance gate from the road. The house has a large covered loggia with outside seating that overlooks the garden. From the side of the garden there is a lane that leads to the beach (50 mts). The beautiful, long sandy beach is unspoilt and is a short distance from the sea. There is also a fixed, numbered pic nic table and seating included in the rental. There are views along the beach to the town of Castiglione della Pescaia and to the peninsula of Argentario in the distance. In the other direction, there are views to Rochette castle and the island of Elba.

Notes:
The house is semi detached. The owner sometimes uses the house next door in summer. Both houses have their own private entrances and own private gardens
Arrival is after 4pm
Departure is by 10 am
Linen is changed weekly for a stay of more than one week
No animals allowed
Please note. There is no sea view even though it is very close to the sea. It is located in a natural pine wood that gives shade in the hot weather
