Villa Mandorla is a pretty stone farmhouse located in the countryside just above Arezzo. It has fabulous open views over the countryside below and towards Arezzo in the near distance. It has been renovated retaining many original features and has chestnuts beams and terracotta floors throughout. It has large grounds that extend down to the pool area just below the house. The owners keeps a stocked vegetable garden for guests use and a basket of fresh produce is delivered to your door daily. The villa is close to the local town of Arezzo. The closest part of town is just 3 kms away at the bottom of the hill where there are supermarkets and local shops. The main centre is just a little further. Arezzo is famous for its historical jousting competitions in summer and has a wonderful piazza in the heart of the old town where they also hold a great antique market once a month.Villa Mandorla is a perfect property if you want a country location for a family group. It is close to Arezzo (6km) a large historical town and within easy reach of Cortona and Florence.

This pretty farmhouse is part of a country farm set in 23 hectares of private estate. It sits on its own a short distance from the main farmhouse where the owners live. The villa has its own private garden, parking and private pool. The owners are on hand and can organise meals on request and they can also offer tastings of the produce made on the farm estate in the office / tasting room close by where they also have the products on sale.The villa is fenced off from the rest of the farm and has its own entrance.

Ground floor:
There are large French windows that open onto the patio to the front of the villa. The patio is covered and provides a shady area for dining “al fresco”. The French doors give access to a small kitchen with a large dining table. It also has a wood oven and open fireplace. To the right is a double bedroom with en suite bathroom with shower. This bedroom has large glass doors that open onto the garden. Also on the ground floor is a living room with wine store (in a glass wall cabinet) and satellite TV, larger second kitchen with large gas hob, oven, fridge freezer, microwave, coffee machine and dishwasher. There is also a laundry room on the ground floor equipped with a washing machine, sink and also an additional shower and toilet.








First floor
Therer are two stairs to the first floor. One is a spiral staircase off the living room and the second is a wider stone staircase off the small kitchen. On the first floor there is a very spacious master bedroom with iron bed and large arched windows at the front of the house overlooking the garden. This bedroom has an en suite bathroom with shower. There is another double bedroom off the master bedroom (can be made a twin) with en suite bathroom with shower. This bedroom has a glass door to a little terrace and staircase to the garden. There are a further 2 double bedrooms both with en suite bathrooms with showers. There is additional bed space for 2 children on a landing where there is a sofa bed. .

The pool area is located just below the house on a terrace with open views over the countryside. The pool isn’t a rectangle but is approx 16 x 4/5mts At the poolside there is a covered area for eating outside and an outside shower. The villa is surrounded by vineyards.
