Not included: Final cleaning - 120 for farmhouse + barn, 60 for farmhouse payable direct to the owner. Extra cleaning is also available mid week and costs per hour. Heating is available in cooler months and charged on amount consumed at per litre of gas
Security Deposit: 350 (euros) - famhouse + barn, 200 - farmhouse only, payable in cash on arrival, which is held and returned to you at the end of your stay.
 
Villa Luiano is a pretty farmhouse on two floors with an adjacent restored barn. It has been restored maintaining many of the original features of the house including the chestnut beams and terracotta floors. The adjacent barn has been restored with a modern minimalist touch and has large open plan spaces and provides well light spacious accommodation for four. It is a great base for exploring San Casciano and the surrounding wine countryside famous for its wines, including the Antinori winery.
Villa Luiano The main house on two floors, has many traditional features such as wooden beamed ceilings and terracotta floors. The furnishings are a pretty mix of both country style as well as more modern touches. The adjacent restored barn has been restored by its architect owner with great attention to detail and has a minimalist feel to it, which suits this pretty barn. The house and barn are set amongst vineyards, which extend well beyond the house and there are pretty views to the rolling countryside that surround the house. Farmhouse  
Ground floor: On the ground floor the entrance is from the side of the house up a small set of stairs. There is a dining room and living room with large open fireplace and exposed rock walls. Off the dining room is a kitchen with a large gas hob (6 rings) oven, large fridge, dishwasher and double sink. There is an adjacent laundry room with a washing machine.  
First floor: On the first floor there are two twin bedrooms, a large bathroom with shower and a double bedroom with en suite bathroom with hydromassage bath and shower fitment.

Both houses have a patio area with outside tables and chairs for eating al fresco. The pool is located in front of both the farmhouse and barn and set in a lawn. There are sun loungers and chairs around the pool for sunbathing. The property and garden are set amongst pretty vineyards. Facilities: Notes:

Villa Luiano is a lovely restored farmhouse and adjacent barn. It has been restored with taste, retaining many original features in the main farmhouse and creating a fabulous contemporary feel to the barn.
The house is a perfect base, for visiting Florence (20 mins), Siena (30 mins) and the area north of Siena including Monteriggioni and San Gimignano, which are all within easy reach.
