Villa Fratelli is a 16th century villa located in unspoilt countryside close to Cortona (15km) It has a large garden with a private pool and pretty views over the countryside. The villa is very spacious and over three floors. It has a kitchen area on all levels so is handy for large groups made up of 2 – 3 families providing services for each group.

Ground Floor
This charming villa has a front and rear entrance providing handy access to both the ground and first floor. On the ground floor there is a very spacious lounge with original stone fireplace, characteristic stone walls and satellite TV. There is a dining room and a toilet. The large well equipped kitchen has 5 gas rings, a large fridge, dishwasher, double sink and open fireplace and opens onto the garden.

First Floor
An original stone staircase leads up to the first floor, where there is a second kitchen area with , 4 gas rings, fridge, electric oven, double sink and open fireplace. Satellite TV. There is a triple room (double bed plus single bed) with and en suite bathroom with shower. There is another triple room (double with extra single bed) with a bathroom with a bathtub in the hall. There is a further double bedroom also with en suite bathroom with shower.

Third Attic Floor
Stone stairs lead up to the third floor. Although it is an attic it has high ceilings. There is a large triple room with a large bathroom with shower. It has very impressive wooden beamed ceilings. There is a large double room with mezzanine floor for a further 1 – 2 beds (suitable for older children). This room has a bathroom with shower along the hall. There is a further double bedroom also with mezzanine floor for an extra 1 – 2 beds (suitable for older children) with en suite bathroom with shower . Also on this floor is a kitchen with 4 gas rings, sink, small fridge, sofa and open fireplace.

Outdoors
The swimming pool (12 x 6mts) is located just below the villa and is set in a private garden with views over unspoilt countryside all around. The privacy of this property lends itself well to special events such as weddings. The garden area is very large and can easily accommodate a garden reception.
