Not included: Heating is charged on amount consumed and costs €3.80 per unit, telephone and internet charges payable on departure (internet is approx 1 euro per hour for a dial up connection) and final cleaning charged at €15 per person - payable direct to owner

Security Deposit: €200 for up to 5 people, €700 for over 6 people. Payable in cash on arrival, which is held and returned to you at the end of your stay.

Villa Belvedere is a large spacious house on two floors that is perfect for a large group. The ground floor rooms all open onto the garden and there is a large arched window in the dining room that opens onto a covered patio for eating “al fresco”. The house has a very homely feel to it with books and ornaments that decorate the living areas. It is furnished to a high standard and has some antique pieces. The patio has outside garden furniture. The pool (12 x 6mts) is close to the house and has open views through the olive grove towards the mountains The garden provides a good amount of shade in hot weather as there are several large mature trees. The pool is set to the side of the house and is furnished with sun loungers and other garden chairs. The grounds extend beyond the immediate area around the house to woods behind, where the family amphitheatre is found and to olive groves to the front. The grounds cover an extensive 13 hectares and there are benches located throughout the grounds to relax if going for a walk along the footpaths created by the owners and there are lovely views to the Pratomagno mountains across the valley.

The house is also available to smaller groups during Low & Mid Season as it can be divided into two parts. One larger part that can accommodate up to 10 + 1 - Part A with 5 bathrooms and 5 bedrooms and the other Part B accommodates 4+1 with 2 bedrooms and 1 bathroom. If a smaller part of the house is rented, there will be no other guests booked in at the house. It will be reserved for the group booking only.

Villa Belvedere

Ground floor:
The main entrance is into a hall and stone staircase to the first floor. Off to the right is the main living room, which is large and spacious with a large open fireplace and extends into the dining area that has a large arched window to the patio. There is satellite TV, a stereo and telephone. Off the living room is a downstairs toilet. To the rear of the house there is a very spacious country style kitchen with a large hob, oven, fridge/freezer and dishwasher , traditional wood oven and door to the rear.

To the left of the hall and stair is another living room and kitchen with a cooker, dishwasher, large fridge and opens onto the rear of the house. There is a double bedroom with additional single bed and French doors to the front of the house. There is also a bathroom with bath. To the side of the house is a laundry room with a washing machine and sink. It is accessed from outside.

First floor:
The stone staircase leads up to a very large central sitting room, which has 3 arched windows to the front giving it a lot of light and lovely golden, chestnut beams. The sitting room is elegantly furnished. Off this central landing are several bedrooms. There is one triple bedroom, 2 double bedrooms, 2 twin bedrooms. There are two en suite bathrooms with baths, one en suite bathroom with a shower and an additional bathroom with bath that is shared by two bedrooms. One of these double bedrooms gives access via a steep staircase to the attic where 2 additional single beds can be supplied. Only suitable for children in the group.
